Most of the sinks we fit here replace an old one. Area-level approvals added just 16 dwellings across 2021-22, so nearly every Newmarket home getting a new bowl keeps the kitchen it already had. That usually means tired tap mountings, worn wastes and a trap that was never quite right.

Wastes, Traps and Valves Under the Bench

A plumber connects a kitchen sink through two systems: the fresh supplies coming in, and the waste going out. The finished job gets a leak test before anyone washes up in it.

What gets connected:

  • the hot and cold supply lines running up to the tap;
  • an isolation valve on each line, so the sink shuts off on its own;
  • the tap itself, seated and sealed on the benchtop;
  • the basket waste that seals the drain hole in the bowl;
  • the trap below, which holds a water seal against sewer smells;
  • the waste pipe carrying everything out to the drain line.

If a dishwasher drains into the sink waste, its hose joins at a spigot on the waste, so any replacement waste needs that spigot in place. Tapware, wastes and connectors fitted in Australia must also carry the WaterMark certification mark and be listed on the WaterMark product database.

For the rest of the wet-area work around the sink, our kitchen and laundry plumbing page covers dishwashers, laundry tubs and everything between.

Who May Fit a Kitchen Sink in Queensland

Only a licensed plumber may connect a kitchen sink in Queensland. The QBCC lists sink repairs and replacements among the regulated jobs, and its short unregulated list does not include a sink.

Two categories then decide the paperwork:

  1. Notifiable work

    installing a new sink, or moving an existing one, in an existing home. No council permit is required. The QBCC gets a Form 4 within 10 business days of finishing, and you receive a copy.

  2. Minor work

    replacing a sink exactly where the old one sat. A QBCC licensee still does the work, but nothing gets lodged.

The QBCC keeps online registers where you can confirm a licence and check that a Form 4 was registered for an address, which is worth doing before you book anyone. Apartment owners should ask the plumber first, because some apartment renovations are more involved and need a local government permit instead.

How the Sink Style Changes the Job

The bowl style sets the amount of benchtop work the job involves. A top-mount sink sits on its rim over the opening, with the lip covering the edges underneath. An undermount hangs beneath the benchtop on clips or support brackets.

The difference shows up in the cut-out:

  • a top-mount hides a rough opening, which suits laminate benchtops and keeps the fitting simple;
  • an undermount leaves the opening's edge exposed, so the cut has to be exact and the edge sealed with silicone;
  • support brackets carry the bowl's weight against the benchtop, so the fixing points matter as much as the hole.

Replacing a sink like-for-like keeps the job at the simpler end. Going from a top-mount to an undermount, or the reverse, changes what the benchtop can take, so raise it when you book.

Sink Installation Costs in Newmarket

The figure turns on whether the bowl stays where it sits. A new position means fresh supply or waste runs, and access under the bench, the benchtop, and the tap and fittings each shift the price from there. No dollar number survives those variables.

Once we've looked at the job, the price arrives as a fixed quote with flat-rate pricing and no hidden fees. Card and EFTPOS are accepted on site, and Fix now, pay later is available.

Plenty of the fittings under an old bench are past their best by the time the sink comes out. If the braided hoses at the back of the cupboard are perishing, our flexi hose replacement page explains the swap.

Where a Kitchen Sink Leaks

Kitchen sink leaks start at five spots, and four of them are in the cupboard rather than the bowl. In the older weatherboard homes off Enoggera Road, a rusting joint behind a wall can drip unnoticed for days until the skirting starts to swell, so the cupboard is worth checking whenever that happens.

The usual leak points:

  • the joint where the trap meets the drain line;
  • the washer sealing the basket waste into the bowl;
  • the base of the tap where it mounts through the bench;
  • either supply connection feeding the tap;
  • the rim seal where the bowl meets the benchtop.

A soft cupboard floor, a musty smell or a water stain under the bowl all point to a slow leak even with no drip in sight. Ring (07) 3524 0766 and we will trace which of the five it is, repair it, and test the repair before we pack up.

Blockages are a different job with their own write-up: our blocked drains page covers sinks that will not empty. Dishwasher plumbing that drains through the sink waste sits on its own page too: see dishwasher installation.

Kitchen Sink Questions From Newmarket Homes

Call (07) 3524 0766

Do I need a licensed plumber to install a kitchen sink?

Yes, Queensland law puts sink work with licensed plumbers. The QBCC's owner summary lists fixing or replacing sinks as regulated work for a licensed plumber or drainer, and a sink is not on its short unregulated list.

What is a Form 4 for a new kitchen sink?

A Form 4 is the compliance notice for notifiable plumbing work. Your plumber lodges it with the QBCC within 10 business days of finishing the job, and you receive a copy for your records.

How much does it cost to put in a kitchen sink in Newmarket?

The price depends on the job: same spot or a new position, fresh supply or waste runs, room under the bench, the benchtop, and the tap and fittings. A fixed quote follows once we've seen it.

Who arranges a sink replacement in a Newmarket rental?

The owner or property manager arranges it, because keeping the premises in good repair stays their responsibility. A tenant needs signed approval before attaching a fixture, and a fair request should not be refused.

Can a kitchen sink be moved to a new spot in Newmarket?

Yes, a licensed plumber can move one. Shifting a sink in an existing home counts as notifiable work, so the plumber runs the new supply and waste lines and lodges a Form 4 within 10 business days.
