Real Estate Plumber in Newmarket
Rentals run on rules an owner-occupied home never meets, and that's the daily work of a real estate plumber Newmarket landlords and tenants end up dealing with. Repairs split into two legal classes, water bills follow set conditions, and access gets arranged with the renter rather than the owner.

We handle all of it alongside our general work across Newmarket and the suburbs around it, and every job is done by a licensed plumber. At the last census, townhouses and flats made up 871 of the suburb's 1,917 homes, and the separate houses among the rest hold plenty of tenancies too.

Emergency and Routine Repairs in a Rental
Queensland's tenancy law splits every rental repair into two classes: emergency repairs, which the Act lists, and routine repairs, which is everything else. The emergency list reads:
- a gas leak;
- the gas supply or the water supply failing;
- a loo that's blocked or broken;
- a water service that has burst, or one leaking badly;
- flooding or serious flood damage;
- an appliance the home needs for cooking, warmth or hot water giving out.
Faults that could hurt someone, or that leave the home unsafe or insecure, join the emergency list as well. So does any repair that brings the place up to Queensland's minimum housing standards.
Everything else is routine. The tenant reports the fault, and the repair happens within a reasonable time after that.
The lease names a nominated repairer and their number, and says who gets the first call in an emergency. Ringing is enough to report the problem.
If that person can't be reached, the renter or the agent can arrange a qualified tradesperson, with the cost capped at four weeks of rent. The slow faults that never make the emergency list are covered on our hidden leak page.
Access runs through the renter, who controls the home day to day. The visit time and the way in are settled with the renter via whoever manages the place before we turn up.

What Makes a Rental Water Efficient
A Queensland rental counts as water efficient when its taps and showers stay under 9 litres a minute and its loos meet the flush limits. The flow rule covers the cold taps inside, the mixer taps and the showerheads: each one has to run at 9 litres a minute or less.
Toilets need dual flush. The full flush sits at 6.5 litres or under, the half flush at 3.5 or under, and the average, counted over a single full flush and four halves, can't top 4 litres.
Not every tap counts. The limits reach the cold taps at bathroom basins, at the kitchen sink and at the laundry tub, mixers included.
Taps on the bath, taps out in the garden and the points that supply a washer or dishwasher sit outside the test.

The Conditions for Charging a Tenant for Water
Four conditions decide it, and every one has to hold before a tenant pays the full water usage:
- the home has its own meter, or its water is trucked in;
- it clears the efficiency test above;
- the lease puts water charges on the tenant;
- the tenant gets sight of the account within 4 weeks of it reaching the owner's side.
The renter then has 4 weeks from that copy to pay. Only part of the account can move across:
- the bulk water charge the State sets, plus the usage charges, can, once every condition above holds;
- sewerage usage stays with the owner;
- the fixed access charges on both services stay there too.
A rental that fails the efficiency test falls back to a softer rule. The owner's side pays for a reasonable share of the water, and only the excess can be shifted onto the tenant, where the home is separately metered and the lease says so.
The Act never defines reasonable, so owner and tenant settle a figure and record it as a special term of the lease.

Checking Taps, Showerheads and Toilets Against the Limits
The check walks the home fixture by fixture: every cold tap inside, every mixer, every showerhead and every loo gets measured against those limits. Anything that falls short goes on a list.
Every fixture sold for Australian bathrooms carries a water rating label showing its stars and its flow figure, so the numbers come off the fixture itself. The state's water charging factsheet suggests 3 stars or better on fixtures made from 2005 on. That's advice, not a legal rule.
From there it depends on the fixture. Replacing taps and loos is regulated work for a licensed plumber, while a shower head can be swapped by anyone as long as the replacement meets the standard. A new loo that meets the flush limits is covered on our toilet installation page.
One note for whoever manages the place: notifiable work ends with a Form 4 lodged with the QBCC inside 10 business days, and a copy goes to the person who booked us, often the agent. Gas jobs finish with their own certificate, on our gas compliance certificates page. The check itself comes with no certificate, no report and no sign-off.

Rental Plumbing Questions From Newmarket
Call (07) 3524 0766Can a tenant call their own plumber in an emergency?
Yes, once the emergency contact listed in the lease can't be reached in a reasonable time. Either the renter or the agent may then arrange a suitably qualified person, and the bill is capped at four weeks of rent.
Is a tenant billed for all the water used?
No, not automatically. The full usage moves across only where the home has its own meter, the lease names the tenant as the water payer, and the account is handed over inside 4 weeks. Sewerage usage and the fixed access charges both stay on the owner's side.
When does a Newmarket owner hand over the water bill?
Inside 4 weeks of the account arriving from the supplier. Miss that deadline and the tenant can't be charged for that bill. Once the copy arrives on time, the renter has 4 weeks to pay it.
What if a rental in Newmarket is not water efficient?
The owner's side then covers a reasonable share of the usage. Only the excess can be shifted onto the tenant, and only where the home is separately metered and the lease says so. Reasonable has no set definition in the Act, so the parties set the figure between them and record it in the lease.
What does a water efficiency check involve?
A plumber measures each indoor tap, mixer, showerhead and loo against the rental limits, reading the label on each fixture and listing any that fall short. Swapping taps or loos is licensed work, while a shower head anyone can change. The check itself carries no certificate, report or price.
